Commercial and Tenant Improvement Costs in Las Vegas

A tenant improvement (TI) turns a space into your business. The price depends on the space you start with. A second generation space was used before, so it needs less work. A shell space is bare, so it needs everything.

Why Las Vegas Construction Costs Are Different

Caliche and site work

Much of the valley sits on caliche, a hard layer of soil. Digging through it takes heavy equipment and time. Sloped and rocky lots cost even more.

Heat and air conditioning

Summer highs pass 110 degrees. Homes need larger air conditioning systems, better insulation, and heat tolerant roofing. Concrete and paint also need special care in the heat.

Water rules and landscaping

Water rules limit grass and push builders toward desert landscaping. Landscaping, walls, and hardscape are a real budget item. The calculator includes them so they do not surprise you.

Community design review

Many master planned communities review plans before you build. Reviews add fees and time. Check your community rules early.

Permits and fees

The City of Las Vegas permit fee estimator lists a $195 traffic impact fee per single dwelling. It also lists a $1.00 per square foot privilege tax on commercial buildings. Sewer connection, park, and transportation charges also apply to many projects, and they change often. Clark County, Henderson, and North Las Vegas each publish their own fee schedules.

Sales tax, labor, and loans

Clark County charges 8.375 percent sales tax on materials. Skilled trades book up fast in busy seasons. Construction loans in 2026 often run about 7.25 to 9.25 percent, so interest during the build is worth planning for.

Contractors: Markup and Margin Are Not the Same

Markup is profit as a share of cost. Margin is profit as a share of price. Mixing them up is a common way to lose money on a bid. To earn a 20 percent margin, you must mark your cost up by 25 percent.

The price formula is simple: price equals cost divided by (1 minus your margin). Here is what each margin needs on a $100,000 cost.

8 Ways to Lower Your Las Vegas Construction Cost

  1. Keep the shape of the home simple. Every corner adds framing, roofing, and labor.
  2. Pick a flat lot with water, sewer, and power at the lot line.
  3. Spend on what you touch every day, like counters and floors. Save on what you rarely see.
  4. Pour outdoor concrete in the cooler months, from October to April.
  5. Get three written quotes that use the same scope.
  6. Lock in your selections before work starts so you avoid change orders.
  7. Keep your reserve. Cutting it only moves the surprise to later.
  8. In a remodel, keep plumbing and gas lines where they are.

Frequently Asked Questions

How much does it cost to build a house in Las Vegas per square foot?

In 2026, the house itself costs about $150 to $650 per square foot in Las Vegas, before land. Builder grade homes run near $180, mid range custom homes near $250, premium custom homes near $350, and luxury homes near $500. Site work, fees, landscaping, and a reserve add to that, so the all in cost per square foot is higher.

How accurate is this calculator?

It gives a planning range, not a bid. The low and high numbers show how far real prices can move. Your plans, your lot, and the day you buy all change the result. A written quote from a licensed contractor after a site visit is the only number you can sign.

What does the estimate include and leave out?

It includes labor, materials, sales tax on materials, contractor overhead and profit, site work, design, permits, and a reserve. It leaves out land unless you enter it, plus furniture, window coverings, and moving costs. Appliances are included only if you choose a package.

How much should I set aside for surprises?

We use 10 percent for a new build. For remodels, we suggest 8 percent for a home built after 2005 and 15 percent for a home built before 1980. Older homes hide more problems behind walls and under floors.

How long does it take to build a house in Las Vegas?

Design and permits take about 2 to 10 months, depending on how custom the home is. Construction then takes about 7 to 10 months for builder grade homes and 16 to 24 months for luxury homes. Hard soil, pools, and community design review add time.

What is the difference between markup and margin?

Markup is profit as a share of your cost. Margin is profit as a share of your price. A 25 percent markup is only a 20 percent margin. To earn a 20 percent margin, divide your cost by 0.80, which means marking your cost up by 25 percent.

Does the calculator save my information?

No. Everything runs in your browser. We do not ask for your email or phone number, and nothing you enter is sent to us. The copy link button stores your numbers in the web address so you can share them.

How much does a tenant improvement cost in Las Vegas?

A second generation office often costs about $20 to $50 per square foot. A shell space office runs about $50 to $100 per square foot. Restaurants and medical offices cost more because of kitchens, plumbing, and equipment. A landlord TI allowance can cover part of the cost.

How We Built This Calculator

The ranges come from Seven Wells project pricing and public Las Vegas cost guides. We also used city and county fee schedules, plus current Nevada sales tax and loan rates. We compared five existing calculators and fixed the gaps we found. Most use one flat price per square foot and a national average. Many hide the breakdown behind a sign up or a fee. We show the full breakdown, free, with Las Vegas costs.

Prices change with the market, so check the date at the top of this page.
